If you've been watching the real estate market lately, you've probably heard a lot of conflicting information.
Some people say it's a buyer's market.Others say it's still a seller's market.Some are waiting for rates to drop.Others are wondering if prices will come down.
So what's actually happening here in Genesee County?
The truth is, our market is somewhere in the middle.
We're seeing more homes come on the market compared to the past few years, which is giving buyers more choices and a little more breathing room. Buyers aren't feeling quite as rushed as they were during the peak frenzy, and many are taking a little more time to make decisions.
That said, well-priced homes in desirable areas are still moving quickly. Homes that are clean, properly maintained, and priced correctly continue to attract strong interest and, in some cases, multiple offers.
For sellers, this means strategy matters more than ever.
The days of simply putting a sign in the yard and expecting dozens of offers are becoming less common. Buyers are paying attention to condition, pricing, and value. The homes that stand out are the ones that are prepared properly before hitting the market.
For buyers, there is some good news.
Inventory has improved, which means more options and a little less pressure than we've seen in previous years. While interest rates remain higher than many would like, buyers are gaining opportunities to negotiate repairs, concessions, and other favorable terms that were difficult to obtain just a few years ago.
One thing that hasn't changed is home prices.
Values in Genesee County have remained remarkably resilient over the past several years. While we're not seeing the dramatic appreciation that occurred during the pandemic years, we're also not seeing the crash that many people predicted. Homeownership continues to be one of the strongest ways to build long-term wealth.
So what does this mean if you're thinking about buying or selling?
It means timing the market is still incredibly difficult.
The best time to buy is when you're financially and personally ready.The best time to sell is when a move makes sense for your goals.
